Landlord, property & FM
Electrical services for landlords, property managers & FM teams
A single electrical contractor across a portfolio: testing and certification, remedial works, emergency lighting, reactive attendance and the small works that keep a building in use.
We work for landlords, managing agents, factors, facilities managers and commercial property owners — including the renewable and EV assets that now sit alongside the electrical installation.
One contractor, one record
An ongoing electrical contractor, not a certificate once every few years
Portfolios tend to accumulate contractors: one for testing, another for faults, a third for the remedials the first two identified. The record fragments, and the same observations reappear at the next report with no evidence they were addressed.
Planned compliance cycle
Testing, inspection and emergency lighting scheduled by building and by date, so nothing is discovered late by a tenant, an insurer or an enforcing authority.
Reactive attendance
Faults and failures attended by the same engineers, with the history of the building already on file rather than being rebuilt at every call.
Remedials closed out
Every observation from a report is tracked to the work that rectifies it, and certificated when it is done — not left as a list with no owner.
Who we work with
The same disciplines applied to a single let flat or to a managed estate — the difference is the volume and the reporting, not the standard.
Landlords
Single properties through to growing portfolios.
Managing agents
Recurring testing, remedials and reactive attendance across managed stock.
Property factors
Common parts, communal systems and shared building services.
Facilities managers
Planned maintenance and reactive support for occupied buildings.
Property management companies
One contractor, one record, across the whole portfolio.
Commercial property owners
Let offices, retail, industrial units and estates.

What we cover on a property portfolio
Not every portfolio needs all of it. Most start with testing and the remedials it raises, and add reactive support or the renewable assets afterwards.
On the compliance question
Landlords in Scotland have statutory duties covering the electrical installation in let property, including periodic inspection and testing. What is required depends on the tenancy and the building, so we confirm the position for each property rather than assume it. We do not advise on the law: we test, report and remediate.
